leather care

2016 Front driver seat is starting to show signs of small rips between the holes for heat/ac. I believe I just need to clean/condition to help protect the rest of the seat from from doing the same thing. What would be the best conditioner to use on black seats?

the tan colored perforated seat cushion on the drivers side is starting to show wear and will eventually become a hole. Anyone else experiencing this as well? Any thoughts on stopping this before it does turn into a hole? Repair thoughts? Thanks!
