Leather seats small rips between holes, best conditioner?

2016 Front driver seat is starting to show signs of small rips between the holes for heat/ac.
I believe I just need to clean/condition to help protect the rest of the seat from from doing the same thing. What would be the best conditioner to use on black seats?
 
Can you share some pics? I just cleaned and conditioned all leather using Chemical Guys Leather Cleaner and Chemical Guys Leather Conditioner:

- Amazon - Cleaner and Conditioner
- Amazon - Brush
- Amazon - Detailing Brush Set

My way of cleaning leather:
Cleaning:
- Have a bucket with warm water and microfiber towel ready
- spray cleaner onto the surface and use the big brush (or small, depending on the area you are cleaning). I do circular motions and make sure that whole area is soaked with the cleaner while cleaning.
- soak microfiber towel in the warm water and then squeeze the water out the towel. Wipe down cleaned area to remove the cleaner with all dirt picked up from the surface.
- repeat for each surface and make sure to replace water in the bucket frequently (I divided my car into 4 sections, drivers seat, rear seat on the drivers side, passenger front seat, passenger back seat) I replaced the water before moving to the next section and the water was very dirty after each section (even though I kept my seats clean).

Conditioning:
- allow everything to dry and apply the conditioner. I have used sponge applicator. You can also use microfiber towel
- Wait at least 30 minutes after applying to allow the conditioner to soak into the leather surface.
- grab fresh microfiber towels and buff out all conditioned area to remove greasy/shiny look
- let the car sit overnight without getting into any of the seats so the conditioner has time to cure completely

I just got mine done yesterday. My car has 81k miles and seats came out like new.
